What actually decides the bill in Ottawa
Picking a company off a list is the easy half. On a roof in this climate, the questions below move the price and the outcome more than the brand of shingle does.
- Ice dams are an Ottawa problem, and they are rarely a shingle problem. Repeated freeze and thaw over a warm attic melts snow that refreezes at the cold eave, and the water backs up under the roofing. A roofer who quotes only shingles for a recurring ice-dam leak has not addressed the cause. Ask what they are doing about attic insulation and ventilation as part of the job.
- Ask how far the eave protection runs. The waterproof membrane at the eaves is what defends against exactly that backup. It is the least visible part of the quote and one of the easiest to trim, so get the coverage stated in writing rather than assumed.
- Rotten deck sheathing is the classic change order. Nobody knows what is under the old shingles until they come off. Ask for the per-sheet price for replacing plywood before the tear-off starts, so the number is agreed when you still have leverage rather than mid-job.
- Late-season installs may not seal until spring. Asphalt shingles bond by warming in the sun. A roof installed in the cold can sit unsealed through winter, which is normal and manageable, but ask whether the crew hand-seals in cold weather and what the warranty says about it.
- Two warranties, and they are not the same thing. The manufacturer warrants the material; the roofer warrants the workmanship. Most leaks are workmanship. Get the length and the terms of the second one in writing, and check the company has been around longer than the warranty it is offering.
- Confirm insurance before anyone is on the roof. Ask for the liability certificate and for proof of WSIB coverage, and get the documents rather than the assurance. This is the trade where that matters most.
How to use a list like this without getting burned
Review volume tells you a company has been around and that a lot of people have had an opinion. It does not tell you they will be good on your roof, on your date, at your price. Shortlist two or three from above, then insist on a written quote stating the tear-off scope, the eave-protection coverage, the ventilation work, the per-sheet deck replacement rate and both warranties.
