  • A few shingles blown off after a storm
  • A single, localized leak with no rot
  • Flashing that has lifted around a vent or chimney

Usually a replacement

  • An asphalt roof past roughly 20 years
  • Widespread curling, cracking, or bald spots where granules have worn off
  • Multiple leaks or any sag in the roof deck

Get more than one opinion for anything that sounds like a full replacement, and ask for photos of the problem area. A trustworthy roofer will show you the evidence rather than just quote a number.
