When to repair versus replace your roof

Most roofing calls come down to one question: is this a repair or a replacement? The honest answer depends on the age of the roof and how widespread the damage is.
Usually a repair
- A few shingles blown off after a storm
- A single, localized leak with no rot
- Flashing that has lifted around a vent or chimney
Usually a replacement
- An asphalt roof past roughly 20 years
- Widespread curling, cracking, or bald spots where granules have worn off
- Multiple leaks or any sag in the roof deck
Get more than one opinion for anything that sounds like a full replacement, and ask for photos of the problem area. A trustworthy roofer will show you the evidence rather than just quote a number.
