Attics, walls and basements

Why air sealing comes before insulation in an Ottawa attic

Natural Resources Canada's Keeping the Heat In guide puts air sealing ahead of insulation in the attic, and is wary of adding ventilation as a fix. Ontario's Home Renovation Savings program covers attic insulation as a single upgrade.

Why the attic is first, and when it should not be

Easy access has made the attic the favourite place for homeowners to start. Natural Resources Canada also notes that basements and uninsulated walls lose more heat than the typical attic, so in an older house with a bare basement the attic is not always the biggest saving.

Air sealing comes before insulation

It is essential to air seal the attic so moist indoor air cannot get in. Mould or rot in an attic is a sign of advanced condensation, and the cause is corrected before any insulation is added. Wet insulation is not covered until the moisture source is gone and it has dried.

Ice dams have the same cure. Natural Resources Canada's advice is to seal all attic air leaks and insulate thoroughly.

If an ice dam has already damaged shingles or flashing, start with Ottawa roofing companies before the attic work.

What to check before work starts

  1. The insulation already there: its type, condition, average depth and coverage, which give its insulating value.
  2. Vermiculite. Natural Resources Canada and Health Canada both say not to disturb it, because it may contain asbestos.
  3. Ventilation. It is the second line of defence after air sealing. Do not increase it automatically, and do not use electric exhaust fans in the attic, which can pull house air into it.
  4. The rebate. Home Renovation Savings, from Save on Energy and Enbridge Gas, lists attic insulation as a single upgrade with no home energy assessment, for homes heated by electricity, natural gas, oil, propane or wood, subject to its terms.

Buyer guide

Hiring an insulation contractor in Ottawa

What separates a great insulation contractor from a cheap quote, and the questions worth asking before you sign.

  • Air seal before you insulate

Natural Resources Canada calls it essential to air seal the attic so moist indoor air cannot get in. Leaks around hatches and ceiling openings carry warm, damp air into the attic, and its advice for ice dams is the same: seal every attic air leak and insulate thoroughly.

  • Have the old insulation checked first

Natural Resources Canada asks for the existing insulation's type, condition and depth before anything is added, and says wet insulation is not covered until it is dry. Vermiculite is the exception to adding on top: Health Canada says not to disturb it or remove it yourself.

  • More vents is not the fix

Natural Resources Canada calls ventilation the second line of defence after air sealing, warns against increasing it automatically, and advises against electric exhaust fans in the attic, which can pull house air up into it.

  • Ask about the rebate before you sign

Home Renovation Savings, delivered by Save on Energy and Enbridge Gas, offers rebates on single upgrades such as attic insulation with no home energy assessment, and larger rebates on bundled upgrades. Terms apply, so ask whether the contractor handles the claim.

Before you hire

What should you check before hiring an insulation contractor in Ottawa?

Home Renovation Savings, delivered by Save on Energy and Enbridge Gas, publishes which insulation upgrades qualify for a rebate and on what terms, which is worth reading before a contractor quotes the job. Ottawa Service Directory is a listings site, not a regulator: we publish what a business reports about itself, so confirm what applies to your job with the source below and with the business before work starts.

Common questions

Insulation in Ottawa, answered

Is there a rebate for attic insulation in Ontario?
Yes. Home Renovation Savings, delivered by Save on Energy and Enbridge Gas with support from the Ontario government, lists attic insulation as a single upgrade you can claim without a home energy assessment. Homes heated by electricity, natural gas, oil, propane or wood can apply, subject to the program's terms. Check the current amount on the program's site before you book.
How much insulation should be in my attic?
Natural Resources Canada's method is to measure the depth of what is there, work out its insulating value, and compare it with the level its Keeping the Heat In guide recommends. Ask the contractor to measure on site and state the R-value before and after in writing.
Should I insulate the attic or the basement first?
The attic is the usual starting point because it is easy to reach. Natural Resources Canada points out that basements and uninsulated walls lose more heat than a typical attic, so in an older Ottawa house with a bare basement the basement may be the bigger saving. An energy assessment tells you which.
Is old attic insulation dangerous?
Vermiculite can be. Health Canada says not to disturb vermiculite insulation or try to remove it yourself, because it may contain asbestos. Have it tested before anyone works in that attic.
