What Ottawa window cleaners charge, company by company

Four Ottawa companies publish window cleaning prices. Each figure is as its company publishes it, read on 21 October 2026:

How the headline range was set

The range runs from the middle of the companies' low ends to the middle of their high ends. Inside and out, the lows are $180, $180 and $285 and the highs $350, $380 and $385, which gives $180 to $380. Outside only, the lows are $120, $120 and $135, so the range starts at $120.

The outside top needs a note. Purple publishes only a starting price, and Residential Plus Cleaning's list is open-ended past 30 windows, so Thuya's $260 for a two-storey is the one closed top figure. GlassMate's page dates from 2023 and does not split the inside from the outside, so it is shown and not counted.

One Ottawa cost page on the first page of Google is left out on purpose. Pro Tasker, a platform that passes requests on to contractors, prints house prices about twice the companies' own, and its footer says its prices are typical Ontario ranges, not quotes.

Outside only or inside and out: what each price covers

Every company list above prices the two separately, so the first thing to settle is which one you are booking. At Thuya, the outside of a bungalow is $120 to $180 and both sides are $180 to $260.

What comes with the glass differs from list to list:

  • Purple's exterior bungalow price includes basement windows, wiping the frames and washing exterior screens. Its inside-and-out price adds sliders, sills, tracks and screens.
  • Residential Plus Cleaning's exterior service covers the glass, frames, sills and tracks it can reach, and prices screens and deep track cleaning as extras.
  • Thuya says most quotes include a screen wipe-down but not deep track cleaning, and sells screens and tracks as an add-on at $40 to $90.

The inside of the glass is window work. The rest of the house is not, and our house cleaning cost guide for Ottawa covers that.

How much is window cleaning for a three-bedroom house?

None of the three companies prices by bedrooms. Their lists use storeys, square feet or a window count, so count yours before you call. For an ordinary two-storey, they publish:

  • Thuya: two-storey, $180 to $260 outside only, $260 to $380 inside and out.
  • Residential Plus Cleaning: 21 to 30 windows, $160 to $200 outside only, $250 to $350 inside and out.
  • Purple Property Services: two-storey under 2,500 sq ft, $285 to $385 inside and out.

Past 30 windows, Residential Plus Cleaning's list reads $200 and up for the outside and $350 and up for both sides.

Why window cleaning costs what it does

Purple Property Services lists six things that move its price: the number of windows, storeys and height, window style, access, condition and buildup, and property type. Residential Plus Cleaning is the one Ottawa list that prices the extras one by one:

Residential Plus Cleaning's published window cleaning extras, read 2026-10-21
ExtraPublished price
Screens$3 to $5 per screen
Tracks and frames$2 to $4 per window
Sliding glass doors$20 to $40 per door
French-paned windows$1 to $2 per pane
Skylights$10 to $25 per skylight
Hard water stain removal$15 to $25 per window

Storm windows and divided panes

Divided panes and storm windows both add to a quote. French-paned windows are priced by the pane, $1 to $2 each at Residential Plus Cleaning, so one divided window can cost as much as several plain ones. Thuya names storm windows, French panes and skylights as the things that add cost.

Residential Plus Cleaning's quote form asks whether your windows are standard or storm windows before it gives a number, so have that answer ready.

Height

A second storey is where the price steps up: at Thuya, from $120 to $180 for the outside of a bungalow to $180 to $260 for a two-storey. Residential Plus Cleaning says it uses extendable water-fed poles with purified water on multi-storey homes, so the high glass is cleaned from the ground without a ladder.

Hard water stains: Ottawa's city water is very soft

Hard water stain removal is a priced extra, $15 to $25 per window at Residential Plus Cleaning. Before paying it, find out what water your house is on. The City of Ottawa says hardness comes from calcium and magnesium, and that its central supply is about 30 mg/L, which it calls very soft, because the source is the Ottawa River.

The City's well systems read much higher:

City of Ottawa water hardness by municipal water system, read 2026-10-21
Water systemTotal hardness
Ottawa central water supply30 mg/L, very soft
Carp and Vars well systems200 mg/L, moderate
Richmond West and Munster well systems285 mg/L, moderate
Kings Park (Richmond) and Shadow Ridge (Greely) well systems350 mg/L, hard

One cost page on Google's first page for this search says Ottawa's municipal water is moderately to heavily hard. For the central supply, the City's table says the opposite. On a Kings Park or Shadow Ridge well at 350 mg/L, a mineral stain is a fair guess. On city water, ask the company what the marks are before you agree to the extra.

When to book window cleaning in Ottawa

Wash water freezes on glass below 0 C, so the calendar matters. Environment and Climate Change Canada's 1991 to 2020 normals for Ottawa airport put the average last spring frost on April 29 and the first fall frost on October 7. The same normals show how fast the cold arrives:

  • Days with a low at or below 0 C: 26.6 in March, 12.9 in April, 6.6 in October, 20.3 in November and 29.4 in December.
  • November's daily average is 1.7 C.
  • The average daily high in December is -1.9 C.

Thuya suggests May to June, to clear winter salt and pollen, and August to September for a mid-season clean, and names April and early September as off-peak. Some companies keep working through the winter: Clear Ottawa Windows publishes shorter hours for January and February than for March to December.

Eavestroughs run on a different clock, because they are cleaned after the leaves are down. Our gutter cleaning cost guide for Ottawa covers that timing. Thuya says booking windows, gutters and pressure washing in one visit typically saves 10 to 15 per cent.

How often to have windows cleaned

Twice a year is the answer from the Ottawa companies that publish one. Residential Plus Cleaning recommends exterior windows in spring and fall. Clear Ottawa Windows says residential windows should be cleaned twice a year, and Performance Window Cleaning says at least twice a year. Residential Plus Cleaning adds that houses near trees, construction or heavy traffic may need more.

Ladders and the rules a window cleaner works under

Ontario has a regulation written for this trade alone. Window Cleaning, R.R.O. 1990, Reg. 859, under the Occupational Health and Safety Act, applies to the businesses that supply window cleaning and to the workers who do it. These are the parts that matter on a house:

  • Section 4 (1): every person who carries on the business of window cleaning must register with a Director within thirty days of starting business.
  • Section 17 (2): a ladder may be no longer than 6 metres for a stepladder, 9 metres for a single ladder and 13 metres for an extension ladder.
  • Section 17 (3): it stands on a firm footing, secured against slipping, and an unfastened ladder leans with its foot a quarter to a third of its length out from the wall.
  • Section 10 (1): a worker not on a ladder who could fall more than 3 metres uses a fall arrest system tied to a fixed support.
  • Section 35: ladders and equipment stay at least 3 metres from an overhead line carrying 750 to 150,000 volts.

The regulation also reaches building owners where a cleaner could fall 3 metres or more, but the owner duties it spells out, in sections 39 to 41, are anchor points for sill work and suspended equipment. The ladder rules are the company's to follow.

What to ask a window cleaner before you hire

The ladder rules still make a fair set of questions: whether the business is registered, how it reaches the top windows, and how it works near the service line to the house. We found no public lookup for the registration, so ask. Our checklist on how to vet a contractor before you hire covers the rest.

Common questions

What is a fair price for window cleaning in Ottawa?
Three Ottawa companies that publish house prices put the outside of a house at $120 to $260 and inside and out at $180 to $380, checked 21 October 2026. By the window, two of them charge $6 to $10 for the outside and $10 to $15 for both sides. A quote far outside those ranges is worth a question: count the windows and storeys, and ask which extras it covers.
How much is window cleaning for a three-bedroom house?
Ottawa companies price by storeys or window count, not bedrooms. Thuya charges $180 to $260 outside only and $260 to $380 inside and out for a two-storey. Residential Plus Cleaning charges $160 to $200 outside and $250 to $350 inside and out for 21 to 30 windows. Purple Property Services lists $285 to $385 inside and out for a two-storey under 2,500 sq ft.
Do window cleaners clean inside and out?
Only if you book both. Every Ottawa company list read for this page prices the outside on its own and the two sides together, and both sides cost more: at Thuya a bungalow is $120 to $180 outside and $180 to $260 inside and out. Purple's exterior bungalow price includes basement windows and screen washing, and Thuya says most quotes include a screen wipe but not deep track cleaning.
How often should house windows be cleaned?
Twice a year is what the Ottawa companies that publish a figure recommend for a house. Residential Plus Cleaning says spring and fall for exterior windows, Clear Ottawa Windows says residential windows should be cleaned twice a year, and Performance Window Cleaning says at least twice a year. Residential Plus Cleaning adds that a house near trees, construction or heavy traffic may need more.
What is the best month to clean windows in Ottawa?
Late spring and late summer. Thuya suggests May to June for winter salt and pollen and August to September for a mid-season clean, and names April and early September as off-peak. Environment and Climate Change Canada's 1991 to 2020 normals put Ottawa's average last spring frost on April 29 and the first fall frost on October 7.
Can you wash windows when it's cold?
Below freezing, wash water turns to ice on the glass, and in Ottawa that covers most of winter. The 1991 to 2020 normals at the airport record a low at or below 0 C on 20.3 days of November and 29.4 days of December, and the average December daily high is -1.9 C. Some companies still work in winter: Clear Ottawa Windows keeps shorter hours in January and February.
Do I need to be home while the windows are cleaned?
For outside-only work, usually not, as long as the crew can reach every side of the house: leave the gates unlocked and keep pets in. For inside work, someone has to let them in. Say which you are booking when you ask for the quote, because inside and out is a different price on every list read here.
Is it worth paying someone to clean windows?
That depends on height. Above the first floor it is a ladder job, and Ontario has a regulation for it. R.R.O. 1990, Reg. 859 caps a window cleaner's extension ladder at 13 metres, sets the angle it leans at, and requires a fall arrest system for a worker who is not on a ladder and could fall more than 3 metres.
